SPRING HOUSING MARKET OVERVIEW


In the past, I religiously read monthly housing reports, and studied area demographics and school information.  These days, I just concentrate on doing a good job for my clients, and enjoying my work.  It's not easy to predict what will happen in the next few months, but the most recent reports (March 2013) indicate improvements from the same month last year.  In Atlanta, spring comes early, and sellers are smart to get into the market before school is out.

Here's a very brief overview of the current housing market for the greater Atlanta area:  There is a decrease in inventory and in closings from 2012.  While not yet at the 2006 values, the average sale price has increased for single family detached homes  New home sales  contribute to much of this increase. 

 I'm experiencing good showing activity in competitively priced  homes in good condition. If you are planning to list sometime in the near future,  address any repair concerns before listing.  Gather information on past repairs and replacements, along with Homeowner's Association information.   Your listing will include a Seller's Property Disclosure, and a Community Association Disclosure.  If your home was built prior to 1978,  you'll be completely a Lead Paint Disclosure.
