Sometimes, we need to look up, down, and around. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;The first photograph is one I took on the walking trail. Of course, it's just a small branch with what's left of two little pine cones (after a squirrel had enjoyed the rest)....but doesn't it look a lot like a dragon fly? I so enjoy my HO scale miniature winter town year around, I created a blog for it this holiday season to share photographs (you can link to it by clicking on the title of this post, or go to &lt;a href="http://www.mytinypeople.wordpress.com/"&gt;http://www.mytinypeople.wordpress.com/&lt;/a&gt;. It's given me a chance to become well acquainted with my new camera and actually see the street scenes and people at ground level! I've met quite a lot of nice people around the world who have enjoyed the daily vi&lt;img class="gl_photo" border="0" alt="Add Image" src="http://www.blogger.com/img/blank.gif" /&gt;ews of Oak Valley.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;For me, the allure of towns and cities goes back to a kid of the 50s and 60s growing up in the suburbs. When we moved from the Columbus GA area to metro Atlanta, we rented briefly in the "Great Lakes" area of the City of Decatur. My sisters and I named our little cottage style 1930s house "The Witch's Cottage." We were just starting a sales meeting at the Northeast Atlanta Metro Association of REALTORS(R) when an agent arrived late and breathless. He had heard the report on the radio as he was driving to the meeting. The initial reports indicated that it probably was a small commuter plane. Not long after, we were informed that a second plane had hit, and we knew that it was a terrorist attack.&lt;/p&gt;&lt;br /&gt;&lt;p&gt;When I finally got home and could watch the full reports on television, I knew that life as we knew it was over. An avid family and community historian, I had the fleeting thought that it didn't really matter how our ancestors had lived, or thought, or looked, or where they were buried. In fifty years, would anyone care?&lt;br /&gt;&lt;/p&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;p&gt;Ironically, I had just launched an ambitious project of scanning old family photographs. We had a substantial collection of old photographs in Atlanta, and I offered to scan and save them to a CD for any cousins who wanted one. As an afterthought, I threw this out, "If you have any old photographs that you feel are special, please e-mail or snail mail them to me."&lt;/p&gt;&lt;br /&gt;&lt;p&gt;In the aftermath of September 11, 2001, with Christmas fast approaching, I was bombarded with the most delightful images from cousins all over the country. We had a gorgeous 3/4 length portrait of our great-great-grandmother, circa 1860, and a cousin sent a full length portrait taken the same day! The portrait above is a great-grandfather holding our aunt. Another cousin sent one taken the same day of the old man holding our uncle. It told such a sweet story, and I could imagine my grandmother telling her father, "Just stay right there and hold still," while she handed him another baby!&lt;/p&gt;&lt;br /&gt;&lt;p&gt;Now, at least one cousin in every family group has every old family photograph. I keep an extra copy on a flash drive and a CD in my safe deposit box at the bank. (By the way, I do the same thing with my home inventory, including photographs and receipts). Whenever I discover an old family photograph, a letter, or any other family memorabila, my first thought is to preserve and distribute as many copies as possible. &lt;/p&gt;&lt;br /&gt;&lt;p&gt;We Americans are resilient. In flight, it looks very blue. I got lucky at dusk tonight, and captured it catching fish. I wish I could have gotten closer. This was taken from about 15' away. I've identified it as a Green Heron. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;Here's how it is described in Birds of North America, " Common, locally abundant, in both fresh and salt water. Found more than other herons in small ponds and along wooded streams. Looks more blue than green. Told by its small size, dark underparts, and bright orange or yellow legs. Flight is rapid, with deep wingbeats. Appears all dark at a distance. The crest is not always visible. Neck is comparatively shorter than that of other herons. Call, a sharp, descending kew." I appreciate the information shared by the current owners and Garner descendants:&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;The home and 500 original acres were passed down from William Garner to his son William "Newt" Garner. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="left"&gt;In an early census you can see that this area was called Garner District and William Garner is listed as "landlord." In other words he rented land out to tenant farmers. William's son Newt fought in the Civil War and had a daughter in 1885 named Commie Garner who lived in the home nearly her whole life. She lived just a couple of months shy of 100. She had married a Thomas Wesley and by her death the property had been whittled down to 50 acres. I've seen similar mixes in previous years, and somehow, they all end up looking alike by the time they are teens. Fascinating!&lt;br /&gt;&lt;br /&gt;We hope this family will fare well. The sixth one disappeared within 48 hours. It's been a tough season for babies, with only one family from May still surviving and thriving, the babies now as big as their mom. She's the tough mother duck who hovered over and defended her original seven, as well as adopted three orphaned/abandoned ducklings.&lt;br /&gt;&lt;br /&gt;The greatest threats to ducklings seem to be hawks, snapping turtles, pollution, and fishermen who cut their lines loose and leave them in the water with hooks attached. Well meaning people &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-corrected"&gt;pollute&lt;/span&gt; the water with processed white bread and anything else they find in their kitchens. If given a choice, kids would eat junk food for dinner every night. If give a choice, ducks will eat white bread. It doesn't mean it's healthy for the ducks or the water, and it fills their tummies so that they do not seek healthy food.&lt;div class="blogger-post-footer"&gt;Unless otherwise noted, all content copyrighted by:

Our grandmothers may not have known that sun causes skin cancer, but they knew that LADIES didn't have tans. Thus, the white gloves, hats, and parasols!&lt;br /&gt;&lt;br /&gt;I have become diligent about using sunscreen, and my current favorite is a &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;CVS&lt;/span&gt; brand, a dry lotion (not greasy and sticky!) which I can use on my face under makeup. It is 100 SPF with &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;UVA&lt;/span&gt; AND &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-error"&gt;UVB&lt;/span&gt; protection. Unfortunately, I'm &lt;strong&gt;not&lt;/strong&gt; good at remembering to reapply during the day. Even that may not be enough protection. I believe that I am experiencing my first bout with something called &lt;strong&gt;Polymorphous Light Eruption&lt;/strong&gt;, which is simply an allergic reaction to the sun.&lt;br /&gt;&lt;br /&gt;The reaction began as a bright pink raised dime size area on my arm. I assumed that it was an insect bite. The next day, I found the same type of thing on my left arm, and for days afterward, it spread as a rash on both arms. Two days ago (two weeks after the initial outbreak) it erupted it welts on my neck and chest.&lt;br /&gt;&lt;br /&gt;&lt;span id="SPELLING_ERROR_4" class="blsp-spelling-corrected"&gt;Evidently&lt;/span&gt;, my dermatologist has never heard of it, because he immediately diagnosed it as contact dermatitis combined with an allergic reaction to &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-error"&gt;Benadryl&lt;/span&gt; cream. Actually, The rash had spread for two weeks, and I had used the &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-error"&gt;Benadryl&lt;/span&gt; for a couple of days &lt;strong&gt;two weeks ago&lt;/strong&gt;. Even though the puzzle pieces were not fitting, my doctor stood firm on the most common diagnosis for an idiopathic rash. I was determined to understand what had happened so that I could avoid it in the future, so did my own research.&lt;br /&gt;&lt;br /&gt;I take a daily walk in a local park, and often sit on the bank of the pond and photograph the ducks and geese. Even with sunscreen, and even late in the afternoon, my neck and lower arms were getting a lot of sun exposure. The recommended treatment is &lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;hydrocortisone&lt;/span&gt; cream, so I'll be using it every day while I'm mindful of reapplying sunscreen and avoiding the sun as much as possible in mid-afternoon.&lt;br /&gt;&lt;br /&gt;I just wanted to put this out there for anyone who may experience a rash in areas exposed to the sun. What kept me looking for answers was the "contact dermatitis" diagnosis in the very areas that were not in contact with &lt;strong&gt;anything&lt;/strong&gt;! Their eyes are not yet open, and they never make a sound. When mom comes, they stretch their little necks and open wide. When she leaves, they settle in on the floor of the nest. From my eye-level vantage point, they look a little like the kind of mold that grows on rotten fruit. I'm sure they'll be cute one day!&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;We have new baby ducks at the pond, and I'm saying a lot of prayers for these eight little ones. I saw the Blue Heron again, but I never spot it until it gets spooked, rises up, and flies away. I &lt;strong&gt;never&lt;/strong&gt; have my camera ready! Otherwise, I've been communing with the Canada Geese, bunnies, and bull frogs whom I hear but can't see in the tall grass. Sounds like a deep, deep kettle drum, or some otherworldly base instrument!&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;I've been trying to cut back on desserts. After losing so much weight last year, I have felt a bit immune to gaining weight, but I need to get back to rationing sugar and chocolate. I'm not a dieter, but am a label reader. I try to limit calories, trans fat and saturated fat, cholesterol, and sodium. I try to include lots of fruits and vegetables, calcium, protein, and whole grains. I'm growing to like Silk (soy milk). It is high in protein and calcium, and is lactose free. It tastes more like raw almonds than milk. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;In reading labels, I discovered that a single egg contains 213 g of cholesterol, and the recommended daily limit for anyone with borderline or high cholesterol is 200! The limit for "normal" people is 300, so one way or the other, two eggs in one day far exceeds the limit for anyone. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;In this long economic recession, I have to focus on and appreciate the small things that make me smile and enrich my life. My niece shared this web site with me, and I've spent too many hours reading and laughing and crying over these hilarious iPhone auto correct disasters: &lt;a href="http://www.damnyouautocorrect.com/"&gt;http://www.damnyouautocorrect.com/&lt;/a&gt; . The first family only hatched two, and they were gone within three days. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;The second family of thirteen didn't fair well at all, and by the time the mother had orphaned or abandoned them, only three ducklings remained. They were aggressively rejected by the mother of Family #3, and actually survived on their own for a few days, staying together and doing the things their mom had taught them. Eventually, Mother #3 allowed them to join her brood of seven.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;With the combined families, we are back to only seven. The babies are teens now, and it's difficult to tell which are from Family #2 vs. Family #3. One has been lame for a couple of weeks, but he seems to manage OK in the water, and limps around on land. I pamper him and all the rest of the teens and their mom. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;I'm still amazed at the number of people who bring big loafs of white bread, throwing it in big chunks into the water. First, it may fill the tummies of ducks, geese, fish, and turtles, but white bread is not healthy or nutritious for man nor beast. It causes water pollution, introduces additives like sodium to their diet, and deters them from finding and eating what they should be eating: PROTEIN. Normally, this would come from insects and larvae in the water.&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;It's recommended that wild ducks and geese not be fed by humans, but if you must, please feed them something that could be part of their normal diet. Feed stores sell domestic duck and goose feed pellets. PetSmart usually carries a Duck and Goose blend with whole dried corn, wheat seed, and milo seed. We usually buy a seed blend and mix it with cracked corn, which is less expensive. We purchase ours at Ingles. There are four white eggs speckled with dark pink. I wish I had cleaned the carport before I fractured my shoulder in October, because I feel guilty that they don't have a nicer neighborhood.!&lt;br /&gt;&lt;br /&gt;I worry about Norman, my only outside cat, who may become more tempted to make the leap when the babies hatch. All I can do is move everything out of the way that he might use as a stepping stool.&lt;br /&gt;&lt;br /&gt;I'm also concerned that the mother doesn't seem to have a mate helping out. She has been away from the nest for long periods of time in search for food and water. Of course, it is brutally hot here, so perhaps the eggs and chicks are doing OK without mom. However, I placed a small dish of water and some bird seed on a nearby window ledge (about 5 1/2 feet off the ground). I hope she finds it and can stay closer to the nest. It appeared very blue to me, even from 15 feet away. There's also a Swamp Sparrow that looks similar. These sparrows have the typical rust colored caps and streaked breasts, but their lighter color is white, rather than buff or tan. Occasionally, it appears at our local pond and mingles with the Mallard ducks. It does not have a mate. I've added some nice ones of Atlanta, c1910-1925, and am chipping away at other cities.  I just added four beautiful images of New Orleans today. When Twitter rolled out, and I understood the implication of tracking the minute by minute events in other people's lives, I was horrified. Years ago, I remember feeling the same way when cell phones became affordable and &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-corrected"&gt;prevalent&lt;/span&gt;. I thought, "Why would I &lt;strong&gt;want&lt;/strong&gt; to be accessible every minute of the day???"&lt;br /&gt;&lt;br /&gt;There are two magazines on my bathroom floor. One is &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;AARP&lt;/span&gt; Magazine's July/August issue, and the other is REALTOR(R) Magazine's March issue (OK, I'm a slow read when it comes to business publications).&lt;br /&gt;&lt;br /&gt;&lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;AARP&lt;/span&gt; features a very amusing article by Hugh &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-error"&gt;Delehanty&lt;/span&gt;, "Confessions of a &lt;span id="SPELLING_ERROR_4" class="blsp-spelling-error"&gt;Facebook&lt;/span&gt; Addict," in which he describes how he realized that he was an addict when, on a dream vacation, he sneaked into the bathroom at 3:00 a.m. to check his &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-error"&gt;Facebook&lt;/span&gt; page. He became so obsessed with making new friends, especially &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-corrected"&gt;collecting&lt;/span&gt; celebrity friends, it took awhile for him to realize that he was no longer participating in his own life, his passions, and his marriage.&lt;br /&gt;&lt;br /&gt;&lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;AARP&lt;/span&gt; lists several social networking sites and their basic characteristics: &lt;span id="SPELLING_ERROR_8" class="blsp-spelling-error"&gt;Facebook&lt;/span&gt;.Com, &lt;span id="SPELLING_ERROR_9" class="blsp-spelling-error"&gt;MySpace&lt;/span&gt;.Com, &lt;span id="SPELLING_ERROR_10" class="blsp-spelling-error"&gt;LinkedIn&lt;/span&gt;.Com, &lt;span id="SPELLING_ERROR_11" class="blsp-spelling-error"&gt;AARP&lt;/span&gt;.org, Twitter.Com. Of course, there really are thousands of online communities in the U.S. They don't mention Second Life, but if &lt;span id="SPELLING_ERROR_12" class="blsp-spelling-error"&gt;Facebook&lt;/span&gt; is addictive, imagine how seductive a virtual reality can be. In Second Life, you can be and have anything you want: Young, skinny, curvy, long hair or short, male or female. You can go to parties (without your spouse, who doesn't exist in your Second Life), dance, listen to your favorite bands. You can lounge in your beautifully decorated loft condo. You can even hook up!&lt;br /&gt;&lt;br /&gt;The REALTOR(R) Magazine features (yet ANOTHER) article about social networking, "Managing Your Reputation In The Age Of Social Media." It's talking about the obvious sites like &lt;span id="SPELLING_ERROR_13" class="blsp-spelling-error"&gt;Zillow&lt;/span&gt; and &lt;span id="SPELLING_ERROR_14" class="blsp-spelling-error"&gt;Trulia&lt;/span&gt;, as well as agent/broker sites like &lt;span id="SPELLING_ERROR_15" class="blsp-spelling-error"&gt;ActiveRain&lt;/span&gt;. I know many agents who post almost every day on &lt;span id="SPELLING_ERROR_16" class="blsp-spelling-error"&gt;ActiveRain&lt;/span&gt;. This may sound like heresy, but I'm not sure that it enhances their businesses. Maybe yes for some, and no for others. I think it can be almost an escape to a real estate world in which they can still feel in control. I keep in touch with my clients and friends, and share relevant real estate news, through my monthly newsletter "Positively At Home." It's linked all month from my &lt;a href="http://www.patsabin.com/"&gt;real estate web site&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;So, here's why I'm not signing up for Twitter, or blogging every day on &lt;span id="SPELLING_ERROR_17" class="blsp-spelling-error"&gt;ActiveRain&lt;/span&gt;. I get over 300 e-mail messages a day. Many are from an online information/support group for Normal Pressure Hydrocephalus (&lt;span id="SPELLING_ERROR_18" class="blsp-spelling-error"&gt;&lt;a href="http://www.patsabin.com/NPH.html"&gt;NPH&lt;/a&gt;&lt;/span&gt;) which I've hosted since 2005. There are over 600 members, and new members are joining every week. I started this group because my dad was diagnosed and treated in 2003. It's a busy, busy list, but very rewarding.&lt;br /&gt;&lt;br /&gt;For over ten years, I have been an active volunteer and county coordinator for the &lt;span id="SPELLING_ERROR_19" class="blsp-spelling-error"&gt;USGenWeb&lt;/span&gt; Project, and any day of the week, I get genealogy list messages from various counties and states (that just reminded me that I need to vote in the National elections today!). Many of my personal messages are requests for look-ups or advice about research. Sometimes, they are offers to clean up or transcribe old cemeteries, and I sponsor several Eagle Scout projects for the &lt;a href="http://www.oldplaces.org/gwinnettga/"&gt;Gwinnett County GAGenWeb&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;I'm a "lurker" on a great postcard collecting list, and many of the members (all over the world) have been collecting for over 50 years. My interest is in &lt;span id="SPELLING_ERROR_20" class="blsp-spelling-error"&gt;pre&lt;/span&gt;-1914 postcards of particular cities, but I enjoy learning about the hobby and hearing the stories of other collectors.&lt;br /&gt;&lt;br /&gt;I'm a Budget Geek who assigns every dollar a job each month, and keeps in touch with my budget and bank account almost every day. I'm active on a budget message board because while we may be in different boats, we're all paddling up the same river.&lt;br /&gt;&lt;br /&gt;I also love music and books, and occasionally, I check in with message boards for my favorite authors or book series, &lt;span id="SPELLING_ERROR_21" class="blsp-spelling-corrected"&gt;TV&lt;/span&gt; shows, and musicians. I want to know what others think about things, what's going on (the next album release, the next book release, the next TV appearance). I confess that I really appreciate that &lt;a href="http://www.krisallenofficial.com/"&gt;Kris Allen&lt;/a&gt; twitters the fans on his web site every day.&lt;br /&gt;&lt;br /&gt;I joined Classmates.Com prior to my last high school reunion, and I check in occasionally to see if any additional classmates have signed up. I've never been particularly sentimental about my high school years, but years later, I've found it to be a lot of fun to connect with other people who remember the same teachers, old hang-outs, etc.&lt;br /&gt;&lt;br /&gt;So, the next time I get an e-mail or magazine urging me to take the plunge into "social networking," I think I'll just DELETE, and go back to following my own passions.&lt;div class="blogger-post-footer"&gt;Unless otherwise noted, all content copyrighted by:

While we homeowners have had to face declining values, home buyers are getting some amazing deals. Often, their first instinct is to run to the &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; County Tax office to appeal their assessment. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;I don't usually &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-corrected"&gt;editorialize&lt;/span&gt;, but I would like to suggest that we slow down and give this a lot of &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-corrected"&gt;consideration&lt;/span&gt;. We are fortunate to live in &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; County, where we are able to count on the amenities of good schools (&lt;span id="SPELLING_ERROR_4" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; was the only metro Atlanta county to move forward in building needed new schools in 2009), beautiful public parks, public libraries, road &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-corrected"&gt;improvements&lt;/span&gt;, and fire and police services. So far, &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; has weathered the recession better than most. However, this may change because of budget deficits. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Yesterday, I got an e-mail notice from the Library Elf, telling me that a long awaited book was ready for pick up. Just an hour later, I received the following press release from Michelle Long with &lt;span id="SPELLING_ERROR_7" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; County Public Library:&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"&lt;span id="SPELLING_ERROR_8" class="blsp-spelling-error"&gt;LAWRENCEVILLE&lt;/span&gt;, GEORGIA (9 July 2009) - In an effort to balance the County budget, &lt;span id="SPELLING_ERROR_9" class="blsp-spelling-corrected"&gt;Commissioners&lt;/span&gt; will undoubtedly implement cuts that impact all aspects of &lt;span id="SPELLING_ERROR_10" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; County, including &lt;span id="SPELLING_ERROR_11" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; County Public Library. While the Library does receive a small amount of funding from the state, the majority of the funding is from the County.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;"The Library has made a number of significant cuts over the last six months, and further cuts are anticipated in 2010. &lt;span id="SPELLING_ERROR_12" class="blsp-spelling-corrected"&gt;Unfortunately&lt;/span&gt;, due to the difficult financial times, the library &lt;span id="SPELLING_ERROR_13" class="blsp-spelling-corrected"&gt;administration&lt;/span&gt; has been forced to make some drastic decisions that impact library hours, services, and programs. A hiring freeze has already been implemented, and the library has now reached the tipping point where full services can no longer be provided with reduced staff."&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;The way the library has decided to handle this economic crisis is very reasonable, and the citizens of &lt;span id="SPELLING_ERROR_14" class="blsp-spelling-error"&gt;Gwinnett&lt;/span&gt; will easily adapt. However, this is a sign of things to come. I don't know if it was revisiting Michael Jackson's old music videos (I'd forgotten how good he was in the 80's), or the 1980 issues of "Atlanta Magazine" my dad gave me, but I've found myself thinking a lot about how things have changed. Doesn't it seem like 1980 was just a few years ago, and do you remember the recession of the 1980's as a kinder, gentler recession? &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:arial;"&gt;One particular ad caught my eye and tugged at my heart a little. &lt;/span&gt;&lt;span style="font-family:Arial;"&gt;Remember Ellman's catalog showroom? I worked in the diamond and fine jewelry departments at the new Southlake store and the Cumberland store (adjacent to the corporate offices) from 1976 until 1985 when the company was bought by Service Merchandise. We all worked the annual tag sales at the Cheshire Bridge store, and all of us in diamond sales knew and covered for each other. Anyone who worked at Ellman's during those years will recognize this quote and remember who greeted everyone with, "Is that you?" (Actually, it sounded more like, "Izzat chew?"). There's a wonderful blog called Georgia Retail Memories that I recommend to Atlanta natives. &lt;/span&gt;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;Other advertisements may be names you may recognize from 1980 Atlanta Magazine:&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;Davison's , C&amp;amp;S (Citizens and Southern Bank), Bailey, Banks &amp;amp; Biddle Jewelers (still with us!), Eastern Airlines, Rich's, WQXI AM/FM (remember "Quixie"?), Anthonys fine dining restaurant in Buckhead (still there- 200 years old!), WSB 750-AM (still going strong), Muse's menswear (filed Chapter 11 Bankrupcy in 1991 after 112 years in business).&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;There's an article about the B52's, and a scathing review of Richard Gere's new movie, "American Gigalo." There's also a full page ad for JVC's new video cassette recorder (I bought my first VCR that very year for almost $700!). You could buy VHS tapes at the Record Bar at Northlake or Southlake Malls.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;And, in closing, here's my favorite ad from 1980: "Your $90,000 home at Horseshoe Bend comes with $4,000,000 worth of extras. And something else that's priceless. The river." The second one was taken in the first week of April. No matter how bleak things look for us, personally or financially, I'm reminded of the speech that Peggy &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;Slappey&lt;/span&gt; gave at last year's Northeast Atlanta Metro Association of REALTORS celebration last spring. Peggy noted that she has been a developer and real estate broker in &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;Gwinnett&lt;/span&gt; County for many decades, and has been through several financial winters. China has been an exceptional host to these games, and the opening ceremony was a stunning event that will never be topped.&lt;br /&gt;&lt;br /&gt;I've enjoyed some of the sports that have gotten little camera time, like trampoline, synchronized diving and swimming, and rhythmic gymnastics, in addition to the typical audience favorites.  I find myself looking at all of the young people representing the USA in these games, their varied skin colors and heritage, and thinking how amazing it is to live in a country that is so diverse.  I've also been so impressed with how affectionate the coaches of all countries have been with their athletes, even when they have not performed as well as they'd hoped.&lt;br /&gt;&lt;br /&gt;Anyway, I'm so proud and uplifted by the whole experience. I'm sure the country radio fans were disappointed to loose their station, and I know just how they feel. It's been over a year without oldies in Atlanta!&lt;br /&gt;&lt;br /&gt;As a child of the 1950's and 60's, the old rock and roll music still makes me roll the windows down and dance in my car at stop lights! My older sister and I attended almost every concert that came through Atlanta in the 1960's, and our parents would drop us off at the old Municipal Auditorium and pick us up after the concert (even on school nights, which is amazing). Most concert seating was not reserved, so as soon as the doors opened, hundreds of teenagers would run down the aisles to get the best seats. Between 1964 and 1966 alone we saw the Beatles, Peter and Gordon (twice), Chad and Jeremy, Stevie Wonder, Tom Jones, Billy Joe Royal, Gary Lewis &amp;amp; The Playboys, Paul Revere and The Raiders (6 times!), Herman's Hermits, The Animals, Mamas &amp;amp; Papas, The Turtles, and Iron Butterfly.&lt;br /&gt;&lt;br /&gt;I continued to attend great concerts throughout college and after moving back to Atlanta. Many years later, we attended the Oldies concerts at the old Fulton County stadium (before it was moved to the Omni (?) - but the acoustics were terrible there). I managed to save for two years to purchase my first home at age 30, but beyond the down payment and closing costs, there never was a budget. If I had money in the bank, I spent it. If I didn't, I charged it or postponed vacations or purchases. It never occurred to me not to give myself everything I desired if I could swing it. Sound familiar?&lt;br /&gt;&lt;br /&gt;In working with home buyers for the last twenty+ years, I've encountered the same attitude in first time home buyers as well as seasoned buyers. The lender tells us we can qualify for $XXX,XXX, and instills in us the confidence that the loan and monthly mortgage payment will be a piece of cake!&lt;br /&gt;&lt;br /&gt;The lender really doesn't know (or care) anything about our real lives, our personal interests and obligations - not the kind that show up as debts on the credit report, but things like tithing to church, contributions to charity, children's extracurricular activities, hobbies, vacations, out of pocket health expenses, etc., etc.&lt;br /&gt;&lt;br /&gt;Other things the lender doesn't consider are daily costs of living and maintaining a home. It's not just the rising cost of adjustable rate mortgages that have strapped homeowners, it's the rising cost of everything else, like utilities, food, insurance, and gasoline. The costs to maintain a home are unavoidable. When it's time to paint, or replace a water heater or roof, it must be done.&lt;br /&gt;&lt;br /&gt;This is why it is important to create a realistic budget &lt;strong&gt;before&lt;/strong&gt; planning your home purchase. That way, no matter what your lender tells you you can afford, you'll know what is realistic for you for a long term commitment to a home.&lt;br /&gt;&lt;br /&gt;If you haven't already done so, take the time to track your expenses over the last 12 months. To come up with averages, add all the expenses for one category and divide by 12 for a monthly average. For annual, semi-annual, or quarterly expenses like car insurance or dues, take the 12 month total and divide by 12. That's the amount that you should budget every month so that the money will be available in reserve when the bill comes due. If you haven't kept a record of clothing purchases, "fun money" like movies, DVDs and eating out, you may need to estimate your monthly expenses just to get started.&lt;br /&gt;&lt;br /&gt;Next, create a monthly budget using your real numbers from the last 12 months and your estimates of unrecorded purchases. Don't worry about any money that comes out of your check before you get it, like IRA contributions, health insurance, income tax. Just budget your "take home" money.&lt;br /&gt;&lt;br /&gt;My strongest advice is BE HONEST. This is your budget, and it won't do you any good to lie to yourself. If you have a partner, you need to create this budget together. There are several great software programs that are an enormous help in planning and in tracking expenses. Just search Budget Software on the Internet. I use YNAB.&lt;br /&gt;&lt;br /&gt;Your budget may include categories like Mortgage/Rent, Home Maintenance, Utilities, Phone and Internet, Cell Phones, Groceries, Pet Care, Cleaning and Paper Products, Health Care, Car Payment(s), Car Insurance, Car Maintenance, Gasoline and Car Washes, Car Tag, Credit Card Payments, Restaurants, Clothes, Cosmetics &amp;amp; Hair Care, Church, Charities, Vacation, Short Term Savings, Fun Money.&lt;br /&gt;&lt;br /&gt;Don't ignore the "small change" items, because they add up. Most people are surprised at how much they spend on fast food and incidental items each month. That's money that can go toward paying off debts and into emergency savings.&lt;br /&gt;&lt;br /&gt;Budgets always need tweaking after the first month or two, but you should have a realistic idea of how you've been spending your money. If you are buying your first home, or are moving up to a larger home, your budget will increase. Suze Orman recommends saving that estimated increase for six months before making a home purchase. In other words, if your new monthly payment will increase by about $300, and you'll need $200 more for utilities, and another $200 a month for maintenance, make sure these extra expenses will fit into your current budget. If not, is there something else that you are willing and able to give up?&lt;br /&gt;&lt;br /&gt;I believe that home ownership can mean great personal satisfaction and the best investment you'll ever make. At first I was apprehensive. I know that I put the baskets out there, but am I really committed to this process? What if it's a big hassle? What if they kill my plants? However, this really is a much better looking couple than the sparrows I had last year. Mr. F. has a bright red head.&lt;br /&gt;&lt;br /&gt;A week went by with my prospective "buyers" visiting the basket every day. They would spend the longest time in conversation about the house and the neighborhood while I anxiously peered out the window. Finally, they seem to have made a decision, but the slightest thing made them so skittish. Sometimes it was the cat sunning on the porch right under the basket. Or, possibly they had second thoughts about a home just outside my kitchen window. I wondered, "Will they get buyer's remorse?"&lt;br /&gt;&lt;br /&gt;The yard man came yesterday to cut the grass, and made a lot of racket. I felt that I needed to go out and apologize to Mrs. Finch. What if I loose this sale? After all, there are so many other baskets out there, and it's possible that they are still looking at other locations on weekends.&lt;br /&gt;&lt;br /&gt;Mrs. F. absolutely hates for me walk through my kitchen, never mind peering around the corner of my foyer, hoping that she won't spot me. I can't seem to do anything to please her. Her husband is very aloof. Sometimes, he just studies the situation from a nearby branch. I can't read him. Until the eggs are laid and the babies are hatched (the CLOSING DATE), I don't think I'll be able to relax.&lt;br /&gt;&lt;br /&gt;Updates to come....&lt;div class="blogger-post-footer"&gt;Unless otherwise noted, all content copyrighted by:

Still a charming and thriving city of Victorian homes, historic sites, restaurants, shops, and the newly relocated Aurora Theatre, Lawrenceville offers many ways to spend an enjoyable afternoon or evening. &lt;/div&gt;&lt;div&gt;&lt;br /&gt; &lt;/div&gt;&lt;div&gt;After Lawrenceville was incorporated in 1821 the population began growing, and businesses relocated to the new county seat. In 1829 Lawrenceville had forty dwellings, ten stores, ten machine shops, three law offices, three doctors, one academy, one Methodist church, one Baptist church and one Presbyterian church.&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;In 1832 ten acres were set aside northwest of Lawrenceville for the Lawrenceville Academy. The Lawrenceville Female Seminary was incorporated by the General Assembly in 1837, and a two story brick building was erected by Daniel Killian in 1838 (now the Gwinnett History Museum). In 1893 a public school system was created in the town, and a new building was erected. &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;The historic courthouse was the third built on this site, completed in the 1880's, updated in 1903, and expanded in 1935. It was used until 1988 when the new Gwinnett Justice Center was built. It houses the Gwinnett County Historical Society and is used for meetings and exhibits. Don't let anyone tell you that this is a flat market - 2007 was one of the busiest years I've experienced in over 20 years of full time residential real estate. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;Because of the subprime lending debacle and years of mortgage fraud, it's true that we have a little more inventory than we would like to have. However, Atlanta's industry is mostly service based, and people will always be moving in and out of metro Atlanta. When you watch the 6:00 news, remember that it's all LOCAL. We did not experience double digit inflation of housing prices, and we do not have a bursting bubble! &lt;/div&gt;&lt;br /&gt;&lt;div&gt;IF YOU ARE A HOME SELLER &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;Don't get discouraged! There are buyers out there! If your home is PRICED RIGHT, in GOOD CONDITION, and STAGED PROPERLY, it should compete well in the market. In today's climate, no amount of marketing can overcome the above. REPAIR or REPLACE anything that you know is worn out or not working properly.&lt;br /&gt;&lt;/div&gt;&lt;div&gt;If you have a home that is ten years or older, it might be a good investment to have an independent home inspection. The cost is about $300-$450 for most homes. Keep in mind that the purpose is to identify defects, so be prepared to repair, replace or disclose to prospective buyers.Particularly if your home was built from the mid-80's through the mid-90's, it may have pressed wood siding, synthetic stucco, and/or polybutelene plumbing.&lt;br /&gt;&lt;/div&gt;&lt;div&gt;For prospective buyers and their agents, it's VERY important to have these items inspected and corrected before listing. If your home has a Septic System, and if you haven't had it pumped in the last three years, expect to have it pumped and inspected. Buyers who are unfamiliar with septic systems will be encouraged, knowing that it is in good maintenance and repair. Remember, from an inspector's point of view, there is a difference between normal wear and tear and deferred maintenance.&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;PACK, PAINT AND CLEAN. Agents and buyers use the Internet to search for homes, and a home that is filled with color and accessories may just look cluttered in photographs. Minimize plants, wall hangings, and knick knacks. Store or get rid of extra furniture, and arrange remaining furniture in an attractive and sensible patter.If you have a lot of wall color, paint in a warm neutral color (cream to light gold). If you are planning to buy new bed linens for your next home, think about doing it now. It may help to sell your home, and you can take them with you!Clear off kitchen and bath counter tops to make the rooms look brighter and more spacious. &lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;Turn on lights and open the blinds!!!!! This is not a good time to be stingy with light bulbs and utility bills. Replace burned out bulbs, and add lighting to dark rooms. Buyers like to see a bright, cheerful home when they walk through the door. If your home is going to be vacant, consider spending $100 or so to add just a few colorful towels, kitchen and mantle accessories. &lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;Photograph your home from the curb, and compare it to photographs of other homes listed in your area. If the home is obscured by trees, consider removing one or two. If the lawn is not crisp and clean, have it professionally maintained, edged, and leaves blown off. If at all possible, park in the garage with the doors closed. If the trim, gutters, or front door area look worn, it's time to paint.
